Christmas is almost here. Carols are playing the shops, streets are lighting up with decorations and there’s a buzz around the weeks ahead.

For many, work will slow around this period as businesses take to yearly shutdown periods between Christmas and New Year. And while businesses close, or reduce staff, it’s important to remember that the management of properties over this period doesn’t stop.

For property investors, feeling confident that your property is being managed effectively is crucial, and as property managers we strive to ensure your property remains cared for over the holiday period.

For untenanted properties, Christmas and New Year can seem inconvenient in terms of campaigns surrounding the lease of the property. While there are a few extra public holidays thrown in this time of year, your property manager will ensure your property’s marketing takes this into account. 

It is important to remember that tenants will continue to look for property throughout December and into January, so it’s likely your property will still be seen by potential tenants. While it’s easy to lose track of the days between Christmas and New Year, the time does go quickly and the New Year often brings a rejuvenated enthusiasm from prospective tenants.

Being prepared is essential. Whether regular maintenance or emergency calls, this time of year signals a break for many in the trades and services industries. It is important to check availability as far in advance for regular maintenance, and also for peace of mind should the need for a tradesperson become urgent. Having qualified professionals on-call will ensure any emergencies are taken care of in a timely manner. 

Having strong connections with trades is important for any landlord, whether you choose to utilise their speciality at your property, or are happy to use our preferred tradespeople. For non-urgent maintenance requests coming through, often works will be scheduled for the new year when it’s ‘business as usual’.
