On paper, his latest property, an appealing five-bedroom, four-bathroom West End house dubbed ‘The Castle of West End‘ can market itself. But Leo’s unique approach has taken it to new heights. Released less than two weeks ago, the cinematic production has a unique take on the popular video marketing strategy and has already had over 16,000 views from across the world, with these numbers only climbing.

The video is a product of Leo’s own creativity and vision for creating an exceptional showcase of not only the property itself, but the lifestyle that the buyer is ultimately purchasing.
Targeting a specific audience, Leo has worked collaboratively with social media influencers and spent a great deal of time – over 70 hours – ensuring every aspect of the video appeals to his audience. Rather than focus on the property alone, Leo introduces the viewer to the neighbourhood, taking them on their own private tour. The way in which it has been shot allows the viewer to imagine themselves in the property, seeing others enjoy the property’s features. It is a distinctive way of indirectly showcasing the property.
The final shot resonates the neighbourhood coming together to welcome the new owners.
The production is not a concept which effortlessly came together. With countless hours of research and sleepless nights, Leo’s attention to detail is part of the reason why it has received so much attention. The use of social media plays an incredibly influential part of people’s lives and is a platform which can no longer go unrecognised. Specifically targeting millennials, Leo has expertly tapped into social media as a platform and says the response he has received has been fantastic.
“There are people out there doing excellent productions which feature the house and/or the agent, which are really great,” said Mr Di Pinto, “But what I wanted to achieve, which I think we’ve done really well in this case, is find a balance between the agent, the brand and the house, as well as highlighting the neighbourhood.”
Leo is determined to set a trend and revolutionize the way in which properties are marketed, encouraging other agents to think about the way in which they market their properties and consider what they can do differently to really highlight the property on offer.
“Everybody is focussed on the house, but it’s just as important to focus on the neighbourhood too, and the lifestyle the buyer is purchasing as well.”
He says to look for the ‘gems’ around the property, too.
