RE/MAX agent Tyler Bean made the top ten Brisbane sales list recently with the sale of 59 Charteris Street, Paddington for $1.6million.
The contemporary home over three levels, with a pool and views, sold under the hammer on 25th February.
The median price for a four-bedroom Paddington home is $1,158,750.
Mr Bean, from RE/MAX Profile Real Estate team, said the home’s views were a big attraction.
“The beautiful views were a definite selling point and we capitalized on this through our marketing campaign, which in turn attracted a lot of buyer interest.
‘We had four registered bidders including the successful phone bidder acting on behalf of a young family hoping to buy their second home, which they did on the day,” he said.
Mr Bean had previously on the top ten list in December last year with the under-the-hammer sale of an Indooroopilly home in much-sought-after Gilgandra Street for $1.37.
Brisbanehomeprices.com lists the top ten sale prices in Brisbane each week, usually with information about the properties and agents.
Also featuring in the first quarter of 2017 has been RE/MAX Riverside principal Martin Hood with 31 Wylie Street, Graceville settling on 17th February and 21 Wingarra Street, Yeerongpilly settling on 18th January this year.
Asian buyers chose the five-bedroom Graceville Queenslander because of its proximity to a secondary college for their year nine daughter. They purchased with a cash contract of $1.520 million, requiring only pest inspection and FIRB approvals, which occurred within 15 days. The Graceville median price for a four-bedroom home is $977,500.
Mr Hood’s RE/MAX Riverside team includes two female specialists in building relationships with Asian buyers, one Indian woman who speaks multiple languages including Hindi and the other from Shanghai who speaks Mandarin, Cantonese and Shanghainese.
“The quality of a school truly matters for Chinese parents because it is a gateway to social mobility, greater opportunity, broader subject ranges, a faster path to language fluency and cultural savviness, and possibly a stepping stone to emigration,” Mr Hood said.
RE/MAX Riverside sold the four bedroom Yeerongpilly Queenslander just prior to Christmas for $1.425 million, another record for the area.
At a 26th November auction last year, an interesting Woolloongabba property sold under the hammer at $2.1 million to make the Brisbanehomeprices.com list for Mr Hood.
The property comprised a post war home and a complex of three brick flats on two titles. An unusual state of family affairs had meant the brick flats had never been lived in since being completed in the Seventies and were a unique retro offering. The property fetched $250k above reserve, and $350k above an initial private offer. The sale settled 23rd December 2016..
