The opening of the new Toowoomba bypass in south east Queensland has instigated an upturn in Withcott interest from property buyers.
A 19-lot premiere acreage estate in Pamela Drive is selling now, with construction underway by developer John Hile, who specialises in boutique Withcott land subdivisions. Early 2020 completion is anticipated.
Marketing agent Leigh Hair, RE/MAX Local Specialists, expects the blocks to be in high demand for multiple reasons.
“The Toowoomba bypass has made Withcott more attractive than ever,” he said.
“We’ve seen Toowoomba blocks shrink in size over the past decade to counter skyrocketing development costs while, in a master stroke of town planning, the Lockyer Valley shire has retained a minimum land size for Withcott of 3035 square metres (three quarters of an acre).
“The buffer of the range and Redwood national park prevent a city creep and allow Withcott to retain and expand its unique village ambiance, where families can have privacy and big back yards, good clubs and facilities along with old-style genuine community spirit, and still be only 12 minutes from Toowoomba CBD.
“And these blocks represent value, priced from $200,000 to $250,000.
“The other factor is the developer. John Hile has always been a strong advocate for Withcott, where he’s lived and developed estates for decades.”
Mr Hile agrees on the impact of the new road infrastructure.
“Withcott has experienced around five per cent growth each year in property values over 45 years but with the rerouting of the Warrego Highway via the new Toowoomba Second Range Crossing, we expect property values to accelerate,” he said.
“Our family became early settlers in Withcott in 1974 when we purchased 45 acres of rough, mountainous land and built our family home.
“That was the start of a love story with this beautiful area, where we are so close to Toowoomba but also do a lot of business in Brisbane and can travel from our home to the Brisbane Airport in 1.5 hours.
“Our family is now developing the last nineteen lots of the popular Park Ridge Estate where residents can look forward to a quiet country living with no through traffic, but have the benefits of NBN fibre to the home, underground power supply, town water, and kerbed and channelled streets.
“It’s a five-minute walk to the village centre, to local grocery stores, bakery, butchery, coffee shops, restaurants and the award-winning Withcott Hotel.
“The blocks allow for easy, cost-effective, house and shed building. Each offers views of Table Top Mountain and Picnic Point, and are enveloped by the Great Dividing Range protected escarpment.”
Mr Hile said his family count many land buyers as long- term friends after having developed several successful Withcott estates.
“Wonderful Withcott,” he said. “Where else in the world would you want to live?”
