Deepen Khagram has chalked up another high-profile sale with settlement last Wednesday (23rd October) of a childcare centre in Bellmere, north of Brisbane.
The commercial agent from RE/MAX U said the buyer secured the asset with a cash contract for the $4.68 million transaction.
“The buyer was initially wanting a service station to add as an asset to his self-managed superannuation fund but he saw this site offered an excellent opportunity and a solid investment asset.
“The sale price reflected the yield of 6.15 percent.
“He transacted the deal while travelling overseas on holidays,” Mr Khagram said.
The purpose-built property is occupied on a 15-year lease with option by the UK-based childcare group, Busy Bees, a global childcare organisation backed by a Canadian pension fund with approximately 600 centres around the world including and 40 (and growing) in Australia.
The Bellmere facility has 120 childcare places on its approximately 3482m2 site.
Bellmere is a growth precinct at the entrance to the new Caboolture West urban area, where residential development is being steered by a Stockland, QM and Villaworld consortium with plans to develop approximately 3,000 lots west on Bellmere Rd.
“This is a fast-growing area and a brand-new childcare centre offers significant depreciation benefits.
“Childcare centres are very popular investment assets because they tend to come with long-term leases and strong covenant,” said Mr Khagram.
