The end of 2018 rewarded RE/MAX agent Vincent Golf with the sale of a large parcel of land in the Geelong suburb of Lovely Banks.
RE/MAX Property Specialists and Realm Residential Land Marketing, in conjunction, were appointed by the owners to sell a 32.93 hectares (more than 80 acres), with the family taking at least one year to narrow it down to two agents, Mr Golf from RE/MAX Property Specialists and Ross Eva of Realm Residential.
Circumstances of this $18.5 sale required flexibility from innovative thinkers, and was a scenario that many agents may be reluctant to consider.
However Mr Golf saw it as an extremely viable opportunity.
“There was a great deal of work involved in this sale, but one of the greatest positives in this transaction is that the sale was unconditional.
“That is a factor agents should consider and be more open-minded about different sale scenarios,” Mr Golf said.
Expressions of Interest were called. A number of offers came in on the closing date, then six months of intensive negotiations led to contracts being signed.
The whole of the property, which enjoys rural views, is zoned Urban Growth Zone.
The suburb of Lovely Banks has panoramic views across the Moorabool and Barwon River valleys to the Barrabool Hills, and is identified though the G21 Regional Growth Plan as a future growth area. It is well-located in relation to employment opportunities in the industrial and transport hubs of northern Geelong and the emerging health, education and technology hubs of southern Geelong via the Geelong Ring Road. Its proximity to the Princes Freeway linking Melbourne and Geelong; to Avalon airport; to the Port of Geelong; and to the Melbourne -Geelong railway, are also huge positives.
The sale price far exceeded the asking price and vendors’ expectations.
A developer now has a prime piece of property that is considered to be the gateway to the precinct’s urban evolution, which more than 30,000 are eventually expected to call home.
