Grant and Christina Penrose, RE/MAX Profile Real Estate, achieved the top auction sale in Queensland on the weekend of 18/19 April.
A 1920’s Queenslander, which went to the market for the first time, sold for $1.351 million through auction platform, GAVL.
Experienced auctioneer Mr Penrose said the platform proved to be a comfortable experience, with the successful bidder overcoming apprehension about technology know-how and phone quality.
“Talking with potential buyers about the process quickly overcomes any initial nervousness,” explained Mr Penrose.
‘Our registered bidders are on board well before the day of auction. We assume the role of educators and explain everything clearly. Bidders are quick to respond with confidence and we have found sellers to be accepting of the live streamed auction.”
He says the preparatory steps for auction encourage serious buyers.
“Bidders have to download the GAVL app, apply to bid, sign a telephone bidding form and conditions of sale which we and the seller approve, and we guide them through the steps.”
The Bardon property attracted eight registered bidders and 55 bids, with an opening bid of $850,000.
“Only one of the bidders decided using the GAVL app wasn’t for him but he still remained online for the entire auction.
“I think both buyers and sellers realise that there is a ‘new norm’ and are accepting if the agent is on top of their game.
“We made this as easy as possible for buyers by providing the building and pest inspection and the 3-d virtual inspection. Good photos, quality script and a floor plan are also valued.”
Mr Penrose admitted the first live-streamed auction he conducted felt a little unusual.
“There I was standing in a room talking to an iPhone, I couldn’t see anyone, but I was on show the whole time!
“It still feels strange; however, I am happy with GAVL and find it adds value to my business, especially with the information provided in relation to the auction. I think it will remain a useful tool when we are back doing live auctions,” said Mr Penrose.
