The tenant-friendly garden

Caring for the outside of a property is equally as important as caring for the inside of the property. After all, a property with curb appeal is not only pleasing for tenants, but also for you as the property owner.

When searching for a suitable property, a prospective tenant’s focus may be on the house or unit itself, as they look to ensure the most suitable space for their living needs, and rightly so. But the importance of how the outdoor spaces impact on prospective tenants should not be dismissed.

Outdoor living is an important part of the Australian family lifestyle for most. Whether for entertaining, allowing the kids and/or pets to have a safe space to play, or simply to enjoy our beautiful climate, many may see the outside of a property to be just as important as indoors.

There are a few considerations when it comes to creating a tenant-friendly garden and while you may be blessed with a tenant who loves to spend time maintaining a garden, one that is low maintenance and easy care will ensure even the most uninterested gardener has the best chance of keeping the outdoor space looking great.

Firstly, ensuring the outdoor area is safe is a must.

Does the property allow for privacy from neighbours? Are fences and retaining walls in good condition and are pools appropriately fenced?

If the property allows for a suitable space for children and pets, this will open the tenant pool significantly.

Secondly, the type and location of trees and garden beds can not only be visually pleasing, but they may actually be purposeful and placement can help with privacy and noise reduction.

However, poorly placed trees, shrubs and garden beds can indirectly cause property damage. Trees planted too close to the property or close to drainage pipes may cause structural or plumbing issues down the track through the infiltration of root systems.

If a garden is easy care, it’s more likely your tenants will not only be able to manage it but enjoy keeping it looking its best. Planting species that thrive in the property’s climate will not only ensure the garden looks appealing, but there’ll be less ‘upkeep’ required. Drought tolerant plants are a great option to reduce the need for excess water use.

An easy care, safe and attractive garden may be just what your property needs to keep it looking its best year-round, with tenant appeal.
